In my neighborhood we have no HOA. But we have a covenants. I also live in a rural area of New Mexico. It odd human behavior when people get into your business. I'm from the city. And I can't ever remember some tell me I can't use my hafe a million dollars motor home as overflow when company comes in from out of town. And we have six acres. It's just odd when I live in the rat race . No one got in my business.

Semi tricky question. I am not a CPA, It would make sense to me, you would only be taxed on teh $15K profit, less your expenses to gain the $15K profit. Nice job with the assignment.
